How To Stop a Roof Leak With Flex Seal

From the subtropical climate of South Florida to the arid air of Arizona, all homeowners are subject to one major annoyance: roof problems. Wind, snow, rain, and other natural elements are the epicenter of roof damage. When roof damage starts, it greatly increases the chances of damage being done to other parts of your home. With a new roof being professionally installed costing an average of over $6000, many home owners simply need a better solution, at least until a new roof can be put in. Luckily, the Flex Seal Family of Products can help fix. Flex Seal is a rubberized coating that sprays out the liquid, seeping into those pesky holes in your roof. We also offer Flex Seal Liquid, a liquid form that can be poured, brushed or rolled on with a paint roller. Please note that Flex Seal Spray can be painted over, however, Flex Seal Liquid can not be painted over. The following steps should serve as a guide to bring your roof back to life using Flex Seal: The first and most important step is to make sure you have located the exact area where leakage is occurring. This can be done by pouring a small amount of water over the area you suspect the hole in your roof is located and checking for the leak underneath. Do a small area at a time, to really pinpoint the cause of the leak. Be sure to check any areas where the roof comes to a juncture, or where there are any added items, such as exhaust pipes.

2. Clean Area

Clean and dry the area you wish to apply Flex Seal. Double check that there is no dirt, leaves, oil, or any other things that might have accumulated on your roof throughout the years. Allow to dry for best results.

3. Prepare Product

If using original Flex Seal Spray, make sure that you shake the can very well. A vigorous 10 second shake will ensure that Flex Seal works optimally. If you are using Flex Seal Liquid, open the can and gently stir for about 30 seconds (do not shake.)

4. Apply Product

If using Flex Seal Spray, aim at the problem area and spray using an even, sweeping motion. If using Flex Seal Liquid, apply by either pouring the liquid out, or use a brush to apply to the area. Allow each coat to dry to the touch before applying additional coats. It may take up to 24 to 48 hours for a coat to fully dry. Reapply until all cracks and holes are completely filled. Inspect the roof and apply more as needed. For immediate repair, consider also using Flex Tape or Flex Glue. These can be applied in wet conditions, and can help prevent damage when you are unable to apply Flex Seal or Flex Seal Liquid.
