Houses

You must apply for householder planning permission to erect a garden building, greenhouse or shed if: the total area of ground covered will be greater than 50 per cent of the total land around the house

it will be at the front of the house

it will be at the side of a house which is in a conservation area

it will be built in the grounds of a listed building

it will be at the side or front of a house covered by an Article 4 Direction

it will be more than one storey high

it will be more than 4m high with a pitched roof or 3m high with a flat roof. If it will be within 2m of the boundary of the house, it must be 2.5m high

its eaves will be more than 2.5m high

it will include a veranda, balcony or raised platform.

New rules regarding whether or not you can extend or add to your home without having to apply for planning permission for an outbuilding came into force on 1 October 2008. The New limits and conditions for what is allowed without the need for planning permission apply largely to the dimensions of the proposed addition, its position in relation to the house and its proximity to the boundaries of the property. Under the new regulations constructing an outbuilding that is not within designated land is considered permitted development, not requiring an application for planning permission, providing it meets the following limits and conditions: An outbuilding can not be constructed on land forward of a wall forming the principal elevation.
