This can be a much more cost-effective alternative to a brand-new extension, coming in at around £600-£1,000 a square metre depending on whether the garage is integrated or attached (a detached garage will cost more to convert) and add around 15% in value to your home. Although you should get some estimates for the work from a few local builders and seek a valuation from an estate agent to find out the current value of your property and the amount they feel it would be worth after you converted the garage, to ensure you won’t be spending more than you could add in value. Whilst some remodelling work and extensions may fall under permitted development rights, whereby certain types of renovation work can be undertaken without planning permission, you should always check with your local authority whether planning permission is needed before you start work. You should also ensure that the garage space is watertight and sealed from the outside elements and that heating and other requirements for a living space are in place to make it as liveable as possible and to avoid compromising your EPC rating. You could even use the opportunity to consider energy efficient upgrades as part of the renovation to increase your EPC rating and potentially add even more value to your home.
