How Much Do Professional Builders Spend?

What to the pros typically spend on new home construction? Are there any ballpark figures out there that can help you see if anything is out of line? Indeed there is. The total cost of an average new home in the U.S. breaks down thusly, according to the 2004 Cost of Doing Business Study: The Business of Building, published by BuilderBooks.com, a division of the National Association of Home Builders (NAHB). Finished lot costs 20-25% of the total selling price, with half of that reflecting infrastructure costs, such as utilities and driveway. You will also pay more for specialty tools needed in log construction. Professional log and timber home builders pro-rate their tools costs over several jobs. You will also pay more for insurance, since insurance companies will see you as a greater risk. It’s also almost guaranteed you will make costly mistakes that pros won’t, which will cost you more in time, materials and labor.

Is 2022 a good year to buy a house?

Buyer demand increased in 2021 as low mortgage rates made homeownership more affordable and appealing. But in 2022, mortgage interest rates soared. In spite of that, buyer demand held pretty steady, even with home prices remaining elevated.

Cons of buying a home in 2023

High buyer demand has driven property prices up. There are fewer sellers, so prospective buyers need to contend with higher housing prices. As such, if you buy a home in 2023, you're likely to pay a premium. And unlike in 2021, you may not get a low mortgage rate to offset that higher price. In November of 2022, the median price of an existing home sold was $370,700, up 3.5% from a year prior, according to the National Association of Realtors. And since it's a seller's market, a lot of buyers go above the asking price just to get an offer accepted. Another issue to consider is that housing inventory is very limited. The inventory of available homes as of November sat at 1.14 million units. That's a decrease of 6.6% from the previous month, and it's still only a 3.3-month supply of homes. It usually takes at least a 4-month supply of homes for there to be enough inventory to meet buyer demand (and it sometimes takes more like a 5- or 6-month supply to really equalize the housing market). In 2022, there was no spring or summertime housing surge. And listings didn't pick up in the fall, either. We may see housing inventory rise slowly in 2023. But until that happens, home prices are likely to remain high. And with mortgage rates being up, home buyers face affordability issues in multiple regards.
