Why you should NOT turn a shed or garage into a granny flat yourself So, you’re thinking of converting that unused shed or garage into a new swanky granny flat? Great choice. But just before you pull out the hammer and drill, we advise you to do one thing …

STOP whatever your doing right now and read this article:

What is a granny flat?

A granny flat, or granny annex, is a self-contained housing unit on an existing property. Granny flats have their own bathroom, kitchen and bedroom and have usually been converted from a detached room, garage or shed. Very few people actually keep their cars in the garage, so people choose to transform this spare space into a granny flat for many different reasons. They may have teenage children whom are desperate for more privacy or want a place to call their own but can’t yet afford to move out. Some families may be planning a rebuild on their home and want a place to live while they are rebuilding. Others may have elderly parents whom they want to live closer to for care and company, or as an alternative to putting them in a care home.

Some people even convert their exterior space into guest rooms or annexes as an investment property, suitable to let or simply rent on Airbnb (but more on this later, stay tuned for future blogs!) Whatever the reason, families that have equity in their home or own a big enough property may find converting their spare garage into a granny flat to have its many benefits.

What is involved in a granny flat conversion?

On the surface, building a granny flat yourself may seem like the wise, more cost-effective thing to do. But later down the line, you will soon realise there’s a lot more to it than adding a few fixtures and furnishings. Building a granny flat involves everything that a normal build would entail – yes, we’re talking about construction, electrics, plumbing, decorating and flooring. But furthermore, because you’re converting a non-habitable space into a place fit for a human to reside, you require planning permission and council approval before you can build.

Why is it a bad idea to convert a shed or garage into a granny flat yourself?

As you can see, it’s not just as simple as adding in a bed and bathroom and you’re ready to go. If you don’t have the right development plan in place, the council may very well come knocking your precious project down! Rules and regulations from council do not allow do-it-yourself granny flat conversions that haven’t followed the correct protocols. They must meet building approval and fines will apply if you cut corners or do not have building permission. Granny flat conversions require professional builders with experience and knowledge, otherwise you risk extra charges on things you didn’t foresee being issues (and your ‘small’ development project will come at a far bigger expense than you thought).
