Many homes have floors that are not perfectly level. Oftentimes, a slight slope is no big deal. On the other hand, a sloping floor that worsens over time can be an indicator of a much more significant issue. If your home has sloped floors, you need to know why. Call Magnolia Home Inspection Services in Tomball to schedule a house elevation plot inspection and learn if your home is in trouble.

Underlying Issues

As mentioned above, a slight slope is generally not a reason for concern. However, sloped floors, especially those that worsen over time, can serve as an indicator of a more serious problem. Sloping can result from aging, foundation or framing issues, moisture problems, or expansive soil conditions. As with all things, the sooner you determine the source of the problem, the more likely you are to find an affordable, simple solution that prevents further damage to your home.

Sloping or Sagging?

In addition to sloping, sagging floors can also be reason for concern. It is important to know the difference between the two, though, as they often indicate different kinds of problems. Sagging floors, for example, tend to slope inward from at least two directions. This typically results from framing issues, moisture damage, termite damage, or wear and tear in older homes. Comparatively, sloped floors are more likely to signify a foundation or soil issue in addition to potential framing issues.

Signs of a Significant Problem

The degree to which your floor slopes or sags indicates whether or not you have reason for concern. Typically, floors that slope 1-1/2 inches or less in 20 feet is not a problem. Floors that sag 2 inches or more in 20 feet, though, are a cause for concern. Additional indicators of a significant problem include:

Foundation cracks

Differential settlement of foundation or slab

Wall and ceiling cracks

Slanted walls (interior or exterior)

Doors and/or windows that stick or do not open

Cracked concrete slab

Soil creep

Can pressure-treated lumber sit on the ground?

Ground-contact pressure-treated lumber can be used either above ground or in contact with the ground. Has twice the level of chemical retention and protection compared to above-ground treated wood.

Uses for Pressure-Treated Wood

Decks and fences are the most common uses for treated wood, but it is ideal for a variety of applications. Pressure-treated decking can extend the longevity of wooden walkways, freshwater docks, accessibility ramps and other outdoor structures that are exposed to the elements. You can find a range of pressure-treated wood sizes to match your project as well, so it can be used in many different applications, including custom projects. Ground contact lumber can be used for raised garden beds for ornamental plants. If edibles are to be planted, you can line the pressure-treated boards with plastic. This will keep soil from making contact with the wood. Don't use plastic across the bottom of the garden bed, as that will prevent drainage. Natural cedar and fir can be used for raised garden beds for edibles.

Pressure-treated wood should not be used for any indoor applications.

You can paint or stain treated lumber for decks or any structure, but it is important that the wood be dry enough to accept a coating. To determine if it’s sufficiently dry, sprinkle water onto the wood. If the droplets are absorbed, the treated wood is ready to be painted or stained. If the water beads on the surface, you should wait a few days before attempting to stain it the shade of your choice or brush on a coat of paint. When looking at non-structural applications, there are a number of synthetic products like composite decking available. These can work as well as many types of pressure-treated wood depending on the application.
