I won’t go so far as to say that this is a “tiny house,” but it is certainly inspired by the tiny house movement, and therefore is probably of interest to some of you. So I will not spend a lot of time on it, but I will share some photos. The home is the work of real estate developer Frank McKinney, and is billed as a “Micro Mansion.” Measuring 4,087 square feet, this house is not exactly “tiny,” at least not compared to other tiny houses. When compared to most mansions however, it could be considered “tiny.” In all, the house cost $3.9 million, which comes out to around $954 per square foot. As you can see, the dominant color used in the house is blue. You can see this in the vibrant illumination used for the swimming pool outside as well as in the unique decor found throughout the home. In particular, the bathroom sink catches the eye with its breathtaking, unusual design. This outdoor lounge looks like an incredibly atmospheric spot to relax on one’s own or with family or friends. The dining area is undeniably clamorous with the beautiful chandelier overhead. A teal blue color is used for the chairs as well as the back wall. You can see LED illumination in the stairwell and the kitchen counter. Where else can you see a glowing kitchen countertop? This has to be about the coolest kitchen I’ve ever seen. The blue marble you see here is especially evocative of the ocean—a theme encountered throughout the micro-mansion.

This bathroom looks more like a spa.

It’s hard to imagine a lovelier spot to work.

Let me just say, I LOVE using the AC and heater. I like to blast it during the summer and the winter. Since a tiny home doesn’t take much energy to heat and cool, a good-ole 12k BTU Mini-Split AC will do the job for most tiny homes. Now there are two ways you can go about installing one.

Option 1: DIY Mini Split

This option allows you to install a mini-split with zero knowledge of how the HVAC system works. There is no need for you to vacuum the system. The lines come pre-charged and you install them using only a set of wrenches. So it is very unlikely that you will mess up the installation. BUT it costs you double the cost of a standard mini split that requires vacuuming.

Option 2: Standard Mini Split

This option requires you to vacuum the system. You can DIY but it requires you to buy additional tools and understand what the hell you are doing. For my tiny home, I vacuumed the system myself and successfully installed a 12k Pioneer Minisplit on my second try after messing up the first time. If I were to do this all over again, I would simply pay the extra cost and get the DIY version (option 1). BUT don’t be discouraged from installing it yourself. You just have to do it right the first time.
