Building an attached granny flat

Granny Flats are a very popular addition to many blocks in NSW and come in varying sizes and shapes. Granny flats are famously known for being separate dwellings, and usually built as far away from the main dwelling as possible. What most people investing in a granny flat don’t realise is the potential to have a granny flat that adjoins the main dwelling – known in the industry as an attached dwelling.

What is an attached dwelling?

An attached granny flat is built up against the main dwelling and shares a wall. The dwelling has a separate entry point and contains all the features of a separate dwelling such as kitchens, bathrooms, bedrooms.

How big can an attached granny flat be?

An attached granny flat will need to comply with the regulations, with the maximum size being 60sqm of habitable space. All other additions such as garages, alfresco and carports are not limited by the 60sqm limit.

Is it cheaper to build an attached granny flat?

Unfortunately not. Adjoining a new dwelling to the main dwelling will come with its own challenges such as roofing, guttering and stormwater factors.

Does it have to match the existing house facade?

This is based on personal preference. Some RESCON clients prefer to match the attached granny flat to the main house, whilst others choose a different finish. It’s completely up to you.

Will privacy be achieved?

Absolutely. Although attached together, the main house and the granny flat have two separate entries meaning that both parties will be able to retain their own privacy.

The Australian government has released a 25k grant for new builds and renovations. Are Granny Flats included in this stimulus package?

Yes, however there are some considerations;

The value of the property (both main house and land) pre attached granny flat does not exceed $1.5 million Income is also capped at; $125,000 per annum for an individual application (based on 2018-19 taxable income or later) or $200,000 per annum for a couple (based on both 2018-19 taxable income or later The contract price is between $150,000 – $750,000 The granny flat MUST be attached and can not be separate from the main dwelling
